Job Summary:
Responsible for leading the sales and marketing operations of the company’s residential and business construction projects. This role focuses on driving revenue growth, executing marketing strategies, managing client relationships, and ensuring effective promotion and sale of real estate units. The Commercial Manager also supports the management team by providing detailed insights and takes an active role in training and developing the sales and customer service teams to ensure high performance and excellent client experience.
Key Responsibilities:
1. Sales Leadership
- Develop and implement sales strategies to meet or exceed project sales targets.
- Lead and supervise the sales team, set performance goals, and monitor achievement.
- Analyze real estate market trends to guide pricing and sales approaches.
- Manage the full sales cycle from lead generation to deal closure.
2. Marketing Strategy
- Create and execute marketing plans for each project, including digital campaigns, brochures, site branding, and social media.
- Coordinate with designers, media agencies, and advertising platforms to deliver effective campaigns.
- Organize and oversee events such as property launches, open houses, and exhibitions.
3. Customer Relationship Management
- Build and maintain strong relationships with potential buyers and investors.
- Handle high-value negotiations and ensure excellent customer experience.
- Respond to inquiries, provide consultations, and guide clients through the purchasing process.
4. System & Coordination
- Utilize ERP systems such as Odoo to manage sales records, customer data, and reporting.
- Work closely with project and site teams to ensure availability of units and readiness for client visits.
- Generate regular sales performance reports and analysis for management.
5. Support to Management
- Provide commercial insights, customer behavior trends, and market feedback to support strategic decisions.
- Participate in management meetings and contribute to business planning and development discussions.
- Prepare detailed sales forecasts, performance reviews, and project-specific commercial evaluations.
6. Team Development & Training
- Train and mentor the sales and customer service teams on communication, sales techniques, customer handling, and product knowledge.
- Identify skill gaps and organize training sessions to continuously improve team performance.
- Foster a customer-first mindset and ensure high standards of professionalism and responsiveness.
Qualifications & Experience:
- Bachelor’s degree in Business Administration, Marketing, or related field.
- 5–10 years of relevant experience in real estate sales, marketing, or commercial roles.
- Strong knowledge of the residential and commercial property market.
- Excellent leadership, negotiation, and communication skills.
- Experience using ERP systems (preferably Odoo) for managing sales and customer data.
- Proven experience in team coaching and capacity building.
Language Requirements:
- Fluency in English, Arabic, and Kurdish (spoken and written) is mandatory.
